The Westmoreland County Department of Planning and Development along with Westmoreland Community Action is working to revitalize neighborhoods and communities by building affordable new homes for families.
 
Revitalization and homeownership programs are currently underway in Jeannette and Monessen. All of the new homes available for purchase are commissionable for real estate agents.
 

Vicki Pilato of Northwood Realty is working with the Affordable Homes programs. Before showing a home, realtors should contact Vicki Pilato if interested in a home in Jeannette or Monessen. In general:

• Homebuyers qualify based on total household income, credit worthiness, and the number of people residing in the home
• The home price is based on what the eligible homebuyer can afford
• Closing and down payment assistance is available for eligible first time home buyers, people who have not owned a home in the last three years, or displaced homemaker (call for details)

Helping families toward home ownership

If you have a client who has experienced a problem purchasing a home because of income or limited cash, they may be able to realize the dream of home ownership through help on a down payment and closing costs.
 
If your client is strapped for cash, there is often help available for down payment and closing costs for first-time homebuyers.

The Process

1. Tell your client about the houses available and encourage them to visit homes to buy on this website.
   
2. If your client is interested in seeing any of the homes, contact the realtors listed below to see if the buyer initially qualifies.
   
3. Arrange for a private showing of the house with your client.
   
4. If your client is interested in purchasing the home, they will need to fill out a written application that asks total household income. Eventually the buyer will also need to provide bank statements and verification of all household income.
   
5. Once the signed application has been submitted, the qualification process takes only a few days.
   
6. After the buyer has been qualified, we will assist in identifying available financing.
