Eligibility for Home Buying Program
Affordable
Homes Westmoreland, includes a group of non-profit agencies and
community developers working along with the Westmoreland County
Department of Planning and Development.
Westmoreland Community Action is the central non-profit agency
building and selling new homes in revitalized communities in
Westmoreland County.
If you are a first time home buyer, or have not owned a home in
the last three years, or are a displaced homemaker (and your income
qualifies), you may be eligible.
Don't Count Yourself Out
In our experience, more people qualify than think they do.
Homebuyers with incomes of at least $30,000 may qualify for a
mortgage to purchase one of the homes in the revitalized
communities. So don't count yourself out before taking that first
step.
Contact Northwood Realty
today! When it's determined you may qualify, Westmoreland Community
Action will send you an application. To complete the application,
you will need to provide bank statements and verification of all
household income.

80% of Area Median Income
The following chart gives you an idea of where your income needs
to be with the number of people in your household.
We use Area Median Income (AMI) as our measurement tool. AMI is
defined by the federal Department of Housing and Urban Development.
Households that earn up to 80% of AMI may qualify for a mortgage and
can therefore participate in first-time homebuyer programs.

Your first step is to

If it is determined that you qualify, Westmoreland Community
Action will send you an application. For the application you will
need to provide bank statements and verification of all household
income.
For mortgage repayment ability, homebuyers should have a
household income between $30,000 and $56,000, depending on the
number of people residing in the home, so don't hesitate to call.

you through process of buying a home.
Graduates of this one-session program who meet income and
eligibility requirements can purchase a newly built home in a
revitalized Westmoreland County neighborhood.
